Land register excerpt for information vs. for authentication
Updated 30 October 2026
ANCPI, Romania's land registration agency, issues several kinds of excerpts. The two most often confused are the land register excerpt for information (extras de carte funciară pentru informare) and the one for authentication (pentru autentificare) — they look almost the same but do different jobs.
Excerpt for information
- Who can request it: anyone, without having to justify an interest.
- What it's for: finding out who owns the property and what charges it carries — before a preliminary contract, for a loan, a rental, the town hall, a court case or simply to check.
- Legal effect: informative only; it doesn't block the land register or reserve anything.
- Validity: the law sets no expiry, but it reflects the situation on the date of issue. Banks and notaries usually ask for a recent one.

Excerpt for authentication
- Who can request it: only a Romanian notary public, for a deed they are about to authenticate (sale, gift, mortgage, partition).
- Legal effect: while it is valid (10 working days), the land register is effectively reserved for the notarial deed: other requests filed in the meantime can't affect it.
- How to get it: you don't need to do anything — the notary requests it when preparing the deed.
Cadastral plan excerpt
This one is a map (extras de plan cadastral): the outline of the plot on the cadastral plan, usually over aerial imagery, with neighbouring properties and coordinates. It shows where the property is and its shape, not who owns it. It's typically needed for technical documentation, building permits or projects.
In short
- You want to know the owner and charges → excerpt for information.
- You're signing at the notary → the notary orders the excerpt for authentication.
- You need the plot's position and shape → cadastral plan excerpt.
Frequently asked questions
- Can I request a land register excerpt for authentication myself?
- No. In Romania the excerpt for authentication is issued only at the request of a notary public, for the deed they are authenticating.
- How long is a land register excerpt for information valid?
- The law sets no validity period; it reflects the situation on the date of issue. Institutions that ask for it (banks, notaries) usually prefer a recent one.
- Which excerpt does a bank need for a mortgage?
- Banks usually ask for a recent land register excerpt for information. Check with the bank how old it may be.
