How to get a Romanian land register excerpt online

Updated 30 October 2026

The land register excerpt (extras de carte funciară, "extras CF") is the official ANCPI document showing who owns a property in Romania and whether it carries mortgages, seizures or other charges. You can get one without visiting an office, even from abroad: all you need is the land register (CF) number and the locality.

Your options

  • At the land registry office (OCPI/BCPI). You file a request in person, pay the ANCPI fee and receive a paper excerpt. This means travelling there during office hours.
  • Through a notary. A Romanian notary can obtain the excerpt for you, usually as part of a wider service (preliminary contract, sale).
  • Online, through a service such as xcf.ro. You fill in a form and pay by card; we file the request with ANCPI through its eTerra platform and e-mail you the excerpt as an electronically signed PDF.

The excerpt you receive online has the same value as one issued at the counter: it is issued by ANCPI (Romania's National Agency for Cadastre and Land Registration) and carries the agency's qualified electronic signature. The document itself is in Romanian.

What you need

  • The land register number (CF number). The old paper CF number also works. If you don't know it, see how to find the CF number.
  • The county and the locality (administrative unit) where the property is registered.
  • An e-mail address to receive the document and a card to pay.

You don't have to own the property or give a reason: under Romanian Law 7/1996, anyone may request an excerpt for information.

The steps on xcf.ro

  1. Open the order form and choose the county and locality.
  2. Type the CF number exactly as it appears in the documents (including any suffix, for example for flats).
  3. Enter your contact and billing details (individual or company).
  4. Pay online by card.
  5. Receive the excerpt by e-mail as a PDF. You can follow the order on its status page.

How long it takes

Requests are registered with ANCPI during land registry office hours (usually Monday–Friday, 08:30–16:30 Romanian time). An order paid in that window usually arrives within 10–30 minutes. Orders paid in the evening or at the weekend are filed when the office next opens and delivered right after.

If the CF number doesn't exist or the property can't be found, ANCPI rejects the request and you get a full refund. See the FAQ for details.

Frequently asked questions

Can I get a Romanian land register excerpt online from abroad?
Yes. You order online with the CF number and locality, pay by card and receive the ANCPI-issued, electronically signed PDF by e-mail, wherever you are.
Do I have to be the owner of the property?
No. Anyone may request a land register excerpt for information in Romania, without having to justify an interest.
Is the excerpt received by e-mail accepted by a notary or a bank?
Yes, as an excerpt for information: it carries ANCPI's qualified electronic signature and has the same value as one issued at the counter. For signing the sale itself, the notary separately orders an excerpt for authentication.
